Bookings & Payments
A non-refundable deposit of 20% is required at the time of booking.
The remaining balance will automatically be taken 7 days prior to arrival.
No refunds or discounts will be given for inclement weather, late arrivals, early departures, or unused nights.
Where possible, we are happy to rearrange bookings due to bad weather, at management discretion.
Cancellations
Deposits are non-refundable under all circumstances.
No refunds will be given for cancellations made within 7 days of the check-in date.
If the final balance payment fails, we reserve the right to cancel the booking.
Any booking amendments or date changes are subject to availability.
Pitch Rules
Each pitch is permitted 1 main sleeping unit only (tent, campervan, or motorhome).
Maximum occupancy is 8 persons per pitch.
No more than 4 same-sex adults are permitted per pitch.
Pup tents must be no larger than a 2-person tent.
Any extras not added to the booking before arrival may be charged on site.
Dogs
One dog is included in the booking price. Additional dogs are chargeable at the advertised rate, with a maximum of 2 dogs per pitch.
Dogs must be kept on leads at all times due to livestock nearby.
Owners must clean up after their dogs.
We do not permit dogs listed on the UK banned breed list, including XL Bully, Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro, or the following breeds/types: Staffordshire Bull Terrier, American Staffordshire Terrier, Rottweiler, Mastiff breeds, or Tosa types.
Noise & Behaviour
We are a family-friendly campsite. Please be considerate to neighbouring guests.
No loud music, singing, shouting, or excessive noise after 10pm.
Offensive, disruptive, or unsafe behaviour may result in guests being asked to leave without refund.
Fires & BBQs
Fire pits are provided. Guests must keep a bucket of water nearby in case of emergency.
BBQs must be raised off the ground. Bricks are available at the entrance to the field.
Rubbish
Please use the designated bins located outside the campsite gate.
Safety Rules
Drones, kites, and ball games are not permitted in the camping field due to overhead power cables.
Children must be supervised around ponds and wetland areas at all times.
EV charging is not permitted via electric hook-up points. Please contact us in advance if bringing an electric vehicle.
Visitors
All day visitors must be approved by campsite management in advance.
Strictly no overnight visitors.
Animals & Personal Property
Please do not feed any farm animals.
All belongings and vehicles are left at the owner’s risk during the stay.

Smoking
Strictly no smoking inside bell tents or the facility block.
We reserve the right to refuse bookings or remove guests from the site if these terms are not followed.

Late check-out may only be permitted by prior agreement.
Occupancy & Guests
Only guests included on the booking are permitted to stay.
No unauthorised visitors or overnight guests are allowed.
The property must not be used for events, parties, or gatherings of any kind.
No stag or hen parties permitted.
Dogs
A maximum of 2 dogs is permitted per booking, included in the total price.
Dogs must be kept on leads at all times due to livestock in the surrounding area.
Owners must clean up after their dogs.
Dogs must not be left unattended in The Granary at any time.
We do not accept dogs listed on the UK banned breed list, including XL Bully, Pit Bull Terrier, Japanese Tosa, Dogo Argentino, Fila Brasileiro, or the following breeds/types: Staffordshire Bull Terrier, American Staffordshire Terrier, Rottweiler, Mastiff breeds, or Tosa types.
Behaviour & Quiet Hours
Quiet hours are between 10pm and 8am. Guests must be respectful of neighbours at all times.
Any antisocial behaviour may result in termination of the booking without refund.
Farm & Animals
Do not feed any animals on the farm.
Children must be supervised at all times, especially around farm areas and outdoor spaces.
Smoking
No smoking, vaping, or e-cigarettes are permitted anywhere inside the property.
Property Use & Care
The Granary must be left in the condition it was found.
No events or parties are permitted under any circumstances.
Guests must not put anything other than provided wood and firelighters into the log burner.
Any damage or breakages must be reported and may be charged for.
Parking
Parking is limited to 2 cars per booking.
All vehicles must be parked in designated areas outside the courtyard gate.
Waste & Cleanliness
Rubbish should be placed in the bins provided under the sink.
If needed, waste must be emptied into the main external bin during or at the end of the stay.
Liability
All belongings are left at guests’ own risk.
The owners are not responsible for loss, theft, or injury during the stay, except where required by law.
